The home is split into TWO separate living spaces. This would be Side B. It is labeled as an apartment because it is set up like an apartment and has its own separate entrance. The rooms shown in the photos is everything included. Free street parking in front of building, and additional private parking in the back of the house.

THE SPACE
As shown in photos, several steps up to the main level entrance. Enter keyless entry code provided before your arrival to door B. Living room is set up downstairs on the main level. Upstairs is the second living space with a queen bed, kitchenette, and bathroom. 

Downstairs:

- Large windows bring in lots of sunshine and overlook the beautiful neighborhood.
- WiFi included.
Upstairs:
- Private loft

- Sitting area with TV.
- Spacious closet and storage; includes iron and iron board.

NEIGHBORHOOD
- Walk 2 minutes to Five Points restaurants and shops.
- Turnip Truck grocery store is a 3 minute drive (17 minute walk).
- Downtown is a 9 minute drive.
- Shelby Park is a 6 minute drive (30 minute walk).

PARKING 
Free street parking in front of house - starts getting crowded late at night. Additional parking located in back of house. Front entrance only.

We offer early check in for a $50 fee, which is the cost of hiring expedite cleaning. The new check in time would be 1PM CST.
Please do not arrive before 3PM without coordinating with me 24 hours in advance.

GETTING AROUND: 
I highly recommend Uber and Lyft - the great thing is that you can get to most places in East Nashville on foot!
A short 8 minute drive to Bridgestone arena!!
Please do not park in the church parking lot - they will tow!

HOUSE RULES:

Checkin: 3PM
Checkout: 10AM
Please ask us about early checkin or late checkout. We need to check if our cleaners are able to accommodate. If they are, it is a $55 charge.

Please treat my home and things in it as if they were your own. If something breaks or if you stain a sheet or towel, let me know so I can get it taken care of for future guests. Please do NOT use the towels to remove your make-up or the linen clean-up will get charged to you. Use the provided make-up remover towelettes!

If you leave behind any glitter or decorations, we will have to charge an additional $100 cleaning fee.  All trash must be thrown away in a trash bag and tied properly and placed in the trash bin. Any loose trash will also be charged for clean up.

Booking guests must be minimum of 21 years old.

No smoking inside the house, please! If smoking outside, please throw your cigarette butts away into the trash bin. There is a $500 charge if physical or odor evidence of smoking is found.

Keep the noise level down especially after 10PM and respect my lovely neighbors. There is a $250 Disturbance fee if we get a noise complaint.

For guest's safety, we do not allow any parties, drugs and, of course, illicit activities. We have external cameras to make sure that there are no intruders coming in. If emergency services (police, security) is called, there is a $250 Service fee.

When parking, please do not block the neighbors' driveway and if parking on the street, please follow the street parking rules.

For <30 day stay: Prior to arrival, please let us know if you are want to bring a pet as we have to check if it is allowed by the owner. If allowed, it is $35 per night per pet. However, if we find that there are pets brought into the house without telling us, it is $100 per night per pet, so it is definitely better to tell us in advance.

For >30 day stay, it is a $350 initial pet fee and mandatory monthly cleaning.

The listing shows the standard occupancy. Guests that are over and above are charged $10 per person per night, up to the maximum occupancy.

If you require us to come to the property as you are locked out, it is a $50 lockout service fee, plus the parts & labor to replace the key/door, if necessary.

Locals will be reviewed thoroughly to ensure no parties are held, per standards.

Please make sure your vehicle(s) and the place is properly locked up and any of your valuables are not left out to ensure the safety and security of all. We are not responsible for any loss in property.

DAMAGE WAIVER FEE: A $29 non-refundable Damage Waiver Fee is required for all reservations.

The Damage Waiver Fee is a non-refundable fee that relieves Guests of the cost for unintentional and minor accidental damage to the property and its contents, such as small scratches on doors, floors and walls minor stains or spills, broken kitchen items, etc., not to exceed the amount of coverage (up to a cumulative amount of $500.00 of unintentional damage). The Damage Waiver Fee is not an insurance policy.

The Damage Waiver Fee is designed to cover unintentional, minor damages to the Property. It does not cover loss or damages due to:
Intentional acts or gross negligence. TrueAvenue has the sole right and discretion of determining an intentional vs unintentional damage;
Normal wear and tear of the real or personal property;
Any damage that occurs if you are in violation of the rental agreement or house rules;
Loss, theft or damage to any personal effects owned by Guest;
Loss, theft or damage caused by any person other than the Guest or Guest’s visitors.

The Damage Waiver Fee also does not cover theft, unauthorized entry into the owner’s supply closet, unauthorized pets, extensive cleaning required at check-out, smoking, exceeding occupancy limits or parking limits, and any other charges/polices in the Rental Agreement or any fines imposed by the City, County, State or Home Owner Association as the result of violation of any law, ordinance, rule or regulation or any fines or costs levied against Guest or visitors of Guest (Excess Damage Costs). Guest will be notified of any Excess Damage Costs, which will be charged to the Guest. Guest assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest’s or Guest’s visitors part, except in the case of normal wear-and-tear reported to Manager within 12 hours of Check-in. Any Damage caused by the Guest or Guest’s visitors should be immediately reported to TrueAvenue.
